The Boardwalk - Modern Eco House

This was built in 2005 and was designed to sit modestly and unobtrusively in land to the rear of Preston Park Avenue. Extensive excavations took place to sink the building into the ground to maximise accommodation yet minimise impact on the surrounding buildings, which has resulted in an interesting terraced garden. The accommodation is inverted from the norm with bedrooms at lower ground level and kitchen / living / dining room at the upper level. Entrance is via a long pergola covered ramp which we named the boardwalk, which is now covered with honeysuckle, clematis and grapevines. The design uses the site for maximum environmental advantage. The upper level has a south west facing elevation of glass with a balcony walkway and roof overhang that shades during the height of summer when the sun is high in the sky and allows solar gain in winter when the sun is low. The north and east elevations are of solid thermal mass and have no windows or openings in them, thereby remaining at a constant temperature. The sedum roof is thermally efficient and minimises impact to surrounding properties that look down on it . Solar panels substantially contribute to the hot water requirement thereby minimising bills
